I can't believe that so many houses / businesses are so under priced / over priced.
Latest I've seen is the homes very close to SF Bank.
only 1m for a massive building, A similar size building near LSPD (WS HQ) costing much more.
My farm house in Red County is also under priced, I've made at-least 5 times more from my farm house value from rent, selling food items etc. (My farm is like $60k or less)
Coast Guard HQ also over priced if you take into account the prices of a massive building in SF (less than 1m where as my lil building is like 400k?)
How can this exist?

I agree with you here.
I used to own a big mansion in SF, and I got it set, costed only 200k for a mansion exterior+interior.

Well why did the admin who set SF houses near SF bank make them not even more then 1.5m in worth? And a business only $700k although it's massive.
The fact that people want something set means that there is interest in property.
So "LOCATION" should not be worried about "oh it's not in LV it should be only 5k".

Curse, some prices may see unrealistic, but they are not. We are calculating the whole properties in SQM, and of course a house or business always have a base price that is taken into consideration.
It may look to you that more things is included to the properties but some are not. Take your farm for example, it sounds like the one who set it only set the house for you. You did not actually pay for your ground. The SF bank is not underpriced what I know of, but I can take a look later and see what can be done.
This might give some answer what the base price of each city, county etc is and what the SQM price are for all areas. It was made by Cutt3r and we are following it, since he was the one who revaluated most of the properties on the server.

Lol like admins have nothing else to do than bother set thousand houses with proper fees? Wanna have real price,ask put 4 millions on mansion you wish to set admins won't denie,and you will be satisfied.

Properties that are close to Los Santos are more expensive because that's where everybody is.
The Property Admins probably try to make the properties in San Fierro & Las Venturas a bit cheaper to encourage the players to expand out with the exception of Casinos.

This exactly... the current property system is not helping expansion at all.

The pre 2010 system of pricing involved lots of judgment about house prices. In fact, this led to disparity in values of say, two houses right next to each other!
The current system was developed with a broad objective of reduction of subjectivity(note, I have said reduction, not elimination. Elimination of subjectivity is impossible) to a great extent. Value was placed based on where the property is set. As said by someone, we have offered incentives to people who want to own houses away from Los Santos, in the form of lower bases and area prices.
Finally, there is one more factor to whatever disparity in prices you are seeing - the human factor. If it was one person who was doing all the property work, there would be little disparity as he would be running the whole show. But that is not the case. We have around 6 property admins(not including managers and above) and naturally, the way one admin sees it need not be the way another does.
Overall, I have made a guide for them. A little disparity may exist but nothing too serious. Concentrate more on the roleplay than on the fact that some property may put a dent on those millions.

Actually Tommy, Casinos are not an exception. The guide on property pricing is a sticky on this board. If you take a look at it, you will see the prices per area that is set. Imagine, if casinos were allowed in Market, the price per sq feet would be 60 dollars or 70 dollars more than what it is now. And some casinos span a whole block. So no discrimination has been made for casinos as such. They are pricey merely because they are huge.
