If i give keys to a player, he will be able to enter my car when i am online.

or maybe cars will always be locked even when owner is online and only the players who got keys can enter the cars.

If I have a house, I definitely wouldn't want to live all alone. (Unless you're one of those people who actually do) A car on the other hand is different. I wouldn't want everyone (and in some cases anyone) to have my car keys except my own self.

Sharing a house only lets you access the storage so that's a different thing, you can't actually spawn there afterwards. We were meant to have ammo storage limits depending on the house's price so that would balance things out, but doesn't look like it's happening anytime soon....
