I Sean Costigan ([EAF]Sean) from Neptunia Enterprises am handing over the Bunch Of Tools, Washington Beach to Pyro, who will work under Neptunia Enterprises. Pyro will have full control over the business except he can't sell it to anyone else since this business belongs to Sean and Sean can have it back whenever he wants.

Agreement in a nutshell:
Pyro can't sell the business without Sean's permission.
Pyro will hand over the business to Sean whenever Sean demands.
