Changes to Properties

Greetings,

Due to the large amount of feedback given about the server we're in the process of making multiple changes within the server, One of the main changes will be to properties, As it currently stands any player can just log in once a month to satisfy the property taxes needs in order to maintain ownership of their property(s).

Well that all changes now! 

Players are now able to contact HQ to take over properties if a player is inactive and holding a property or just being plain unreasonable with their properties asking for Millions of dollars for tiny little houses(this excludes ammunations). Also if an owner is holding a property and failing to stock the business with items it is liable to being admin sold and taken over.
Group properties that are in a reasonable amount of distance around a group HQ are subject to being kept due to keeping the area owned for the group, Although if your group is inactive and not using the area as intended this may not apply to you.

How this will work is .. Player X finds Property Y owned by inactive owner Z, Player X fills out a form which will be listed below and send it to the PM of Myself and I will post the PM in the HQ boards, If i am too busy and cannot claim the request another member of HQ will, We then make our best efforts to contact the owner first on forum then on discord if possible, They will have Seven days to respond to us with their property claims and if they refuse to get rid of or sell the property to the player wanting it we will take further steps to ensure the property is being used, based on activity in the server, Property activity and stock levels. After that HQ will decide whether the property gets admin sold or auctioned off(depending on whether more than one person wants the property)

IF say the player doesn't respond to our initial 7 day waiting period, the property will be renamed "being sold to "player X" in 15 days. If the owner does not show up within 15 days the property will be sold to the player who has requested the property, If the owner happens to return and was inactive for certain reasons Negotiations can start once again.


This system is going to be in place purely because of the vast majority of properties being held by inactive owners who only log in once a month to pay their taxes, We want our newer players and newer groups to have a chance to have fun and roleplay the ways that they want to and holding properties from them just because you don't want to let them go is no reason to kill their vibes on the server.

Ps: All property information will be checked for the past three months of ownership to determine whether or not the property is deemed "Inactive"

Q#1 Why excluded AMMUNATIONS?
Q#2 Do you want people to just come few days in game and roam around to save their most lovable and highly paid properties?
Q#3 Just few players are active these days, does it mean you'll give away every other property which belongs to inactive persons?
Q#4 Which new groups and players are you talking about? 
Q#5 What with the inactive official/recognized groups HQ's?

1: I meant that ammunations are exlcuded from asking the "unreasonable pricing in the millions" since they cost literal millions to stock.

2: The aim of this system is to get people to use their properties if they actually want to keep them and use them as intended. not just log in once a month and pay the taxes.

3: We know the server population is down at the moment hence why i said property activity will be checked overall the past 3 months. there are some deserving players whom are still active and want properties
that are owned by inactive individuals.

4: One of the main reasons people have been afraid to open groups or relocate is because many of the properties are just being "held" by players and not being used.

5: Group HQ's will remain until said group's status is revoked, then it will be returned to the player who owned it previously from that group.

6: PnS and CB will remain the same, Since they have no tax or autosell feature you can come directly to HQ regarding these and they can either be auctioned off or just sold,(PnS always auctioned)

Glad you moved forward with this. I absolutely support giving people the chance to save their properties by logging in and using them. Hope this brings some progress!

I love the idea... But god, all I can think of is group A trying to take properties from inactive enemy group B... As a strategy. Then you'll see all property hoarding groups actually pretending to use all of their properties they actually value. There's gonna be a shitstorm ... hope you manage to work this out in a good way.

Well they should probably consider logging in and keeping the properties

If we see no roleplay reason for a property acquisition then we will simply bin the request, This is a system in place to help players roleplay and use properties the way they're intended.
Also if groups use this system just to target their "enemies" properties and nothing else then they will be placed on a blacklist.

This will most likely be abused. Decisions for the said requests require constant  and repeated activity so HQ is aware of every last detail regarding it which I don't see it currently happening. Groups and players will turn on one another and simply make everybody secretly stare on someone's property behind his back due to the owner not having the time to spend on an empty server. Don't force the sale of a property that someone has worked to own the past years.. this is self-destruction by all means. A person who truly wants to RP will totally do so without owning the property or everything surrounding it.

The high value non stocked ones makes somewhat sense to be auctioned due to not being used correctly. I just hope it won't end in two active groups owning the entire map.
